1045 Balboa is a 3-story duplex project consisting of 3,421 square feet of living space located on popular Balboa Boulevard in Newport Beach. The project features two unique dwelling units each with their own design features and spatial qualities. Unit 1 fronts Balboa Boulevard and features a stair tower clothed in a green screen with a large master patio, living room balcony and a third-floor roof deck. Unit 2 offers a two-story, double-height kitchen and dining space with a sky bridge connecting to the living space. This unit also has a roof-deck which provides views of the Pacific Ocean.
