A 105-year-old house across the street from the Broad Stage in Santa Monica could make way for a small live/work development.

The project, as detailed in a report to the Santa Monica Architectural Review Board, would rise from a single parcel at 1348 10th Street. Plans call for a two-story, 5,000-square-foot building featuring a single housing unit and approximately 1,432 square feet of office space. Seven covered parking spaces would also be located at the ground level.
Foxlin Architects is designing the proposed development, which a staff report describes as being of a contemporary design, using inset balconies and large windows on the second floor to balance the solid forms of the ground floor. A rendering depicts the building with an exposed steel frame, a brick veneer facade, and a wood trellis.
